GCS Case Studies: Real Bike Parking Projects

These are real Ground Control Systems projects, built from our own project records. Each one names the end client, the products and quantities we supplied, and what we delivered, grouped by the sectors we install in. The largest in this set: 537 bikes and 86 storage lockers at 500 Broadway, a Class A mixed-use building in Santa Monica.

Sector 1: Universities and college campuses

GCS describes itself as “the campus standard and premier planning provider for more than 150 universities and corporate campuses.” The two cases below are real won university-housing programs.

Case 1A: University campus, four-bike-deep vertical program and two-tier racks

  • Project / sector + region: UC Irvine, Phase IV student-housing expansion (Irvine, California). Bought through the project’s general contractor.
  • GCS solution / products: A high-density mix matched to a constrained campus-housing footprint: roughly 210 VR2 offset vertical bike docks, 25 sixteen-bike grid racks plus 7 eight-bike grid racks, Side Stage rack systems, Double Docker two-tier racks (single- and double-sided), and 2 public repair workstands with pumps. Vertical docks went where floor space was tight, grid racks served short-term parking, two-tier racks added depth, and the on-site repair stands rounded out the program.
  • Outcome: Delivered and billed.

Case 1B: University living-and-learning neighborhoods, repeat campus standard

  • Project / sector + region: UC San Diego, which made GCS its standard across multiple living-and-learning housing neighborhoods (La Jolla and San Diego). Bought through the general contractor on each neighborhood.
  • GCS solution / products:
    • First neighborhood: 272 VR2 offset vertical bike docks plus 235 Varsity DV215 bike docks plus Side Stage and Center Stage rack systems plus 4 deluxe public repair workstands (more than 500 bike docks at this neighborhood alone).
    • Second neighborhood: 390 MBA Varsity bike docks (an exterior bike-rack system).
    • A third neighborhood is in motion with Varsity bike racks and docks.
  • Challenge: Standardize secure, high-density bike parking across successive campus-housing neighborhoods.
  • Outcome: The first two neighborhoods were delivered and billed, and the campus returned for additional neighborhoods, a repeat-standard signal across the program.
  • Quote: “Thanks for the assistance and great service!” A landscape contractor partner wrote this on the most recent neighborhood order.

Sector 2: Corporate and large-employer campuses

GCS lists “corporate campuses” among its install types. The case below is a real large-employer campus.

Case 2A: Large healthcare-employer campus, micromobility hub plus repeat rack fleet

  • Project / sector + region: Stanford Health Care, a major Northern California academic-medical and large-employer campus. Direct institutional buyer.
  • GCS solution / products: A configured micromobility hub built from VR2 vertical racks (built and priced to order, one grouping per wall segment, six segments), plus a later campus-standard rack fleet of 100 Varsity bike racks and 100 MBA bike racks (200 single-bike docks) shipped to the campus warehouse for the grounds team to deploy across sites. GCS offered to lay out the space from measurements before sizing the order.
  • Challenge: Secure, organized bike racks and scooter racks across a large medical campus, plus a campus-warehouse-stocked rack fleet the grounds team could roll out across multiple sites.
  • Outcome: The micromobility hub was delivered and billed, and the campus returned for a 200-rack fleet, a strong repeat-institutional-customer proof point. The fleet order was in fulfillment as of the source run.

Sector 3: Multifamily and commercial real estate

GCS lists “multifamily developments” and “commercial developments for resident, employee, and visitor bicycle parking” among its install types. Four real won cases below.

Case 3A: Multifamily development, all-two-tier resident bike room

  • Project / sector + region: AVA Arts District, an arts-district apartment community in downtown Los Angeles. Bought through the development team.
  • GCS solution / products: An all-two-tier resident bike room to maximize bikes per square foot: 54 Double Docker two-tier racks (50 four-bike units plus 4 six-bike units). Using GCS’s stated per-unit capacity (4 and 6 bikes secured), that is about 224 secured bike spaces (50 x 4 = 200, plus 4 x 6 = 24). GCS produced the CAD layouts for the space.
  • Challenge: High-density resident bike parking in a tight downtown apartment bike room (long-term, Class 1 demand).
  • Outcome: Delivered and billed. Roughly 224 secured bike spaces in the room (derived from GCS’s stated per-unit rack capacities).

Case 3B: Multifamily near a university, large two-tier bike room

  • Project / sector + region: Anton Davis Apartments, a research-park apartment community in Davis, California. Bought through the general contractor.
  • GCS solution / products: An all-two-tier configuration to pack the most bikes into a finite room: 89 Double Docker two-tier racks (67 four-bike units plus 22 six-bike units). Using GCS’s stated per-unit capacity, that is about 400 secured bike spaces (67 x 4 = 268, plus 22 x 6 = 132).
  • Challenge: Heavy resident bike demand in a bike-first university town, in a finite room.
  • Outcome: Delivered and billed. Roughly 400 secured bike spaces (derived from GCS’s stated per-unit rack capacities).

Case 3C: Commercial / mixed-use office, full bike room with lockers

  • Project / sector + region: 500 Broadway, a Class A mixed-use office and residential building in Santa Monica, California. Bought through the general contractor.
  • GCS solution / products: A full end-of-trip program laid out to the building’s construction-document set: Double Docker two-tier racks (57 four-bike plus 2 six-bike units), 28 Capitol bike racks, wall-mount racks, VR2 vertical docks, and a public repair workstand with pump. Two-tier for density, wall-mount and vertical where space allowed, Capitol racks for visible short-term parking, lockers for secure long-term storage, plus an on-site repair station.
  • Challenge: A code-driven, high-capacity end-of-trip facility (bike room plus lockers) for a Class A building in a city with strong bike-parking requirements.
  • Outcome: Delivered and billed. Per GCS’s own project record, the facility parks 537 bikes and 86 storage lockers, the strongest single capacity figure in this set and sourced to GCS’s own record.

Case 3D: Commercial / mixed-use waterfront district (GC-partner model)

  • Project / sector + region: Mission Rock, a large mixed-use waterfront redevelopment district in San Francisco, built across multiple parcels. Bought through the general contractor on each parcel.
  • GCS solution / products (one parcel): 64 Double Docker two-tier racks (60 four-bike plus 4 six-bike units), 20 VR2 vertical bike docks, and single-sided Base Station rack systems (95″, 66″, and 120″). Using GCS’s stated capacities, the Double Dockers alone secure about 264 bikes (60 x 4 = 240, plus 4 x 6 = 24), plus 20 vertical spaces. A separate parcel ran through a second general contractor.
  • Challenge: Code-compliant bike parking across a multi-parcel district build, delivered on schedule.
  • Outcome: Delivered and billed on the documented parcel, with GCS also supplying a separate parcel. This case doubles as the architect/GC-partner model: the buyer is the general contractor and the end “client” is the district.

Sector 4: Transit

GCS lists “transit agencies for commuter rail and bus rapid transit applications” among its install types. One real won case below.

Case 4A: Transit-oriented development at a rapid-transit station, secure resident vertical parking

  • Project / sector + region: Fruitvale Transit Village, a transit-oriented affordable-housing development at the Fruitvale BART station in Oakland. Bought through the general contractor on a federally funded project.
  • GCS solution / products: 45 VR2 offset vertical bike docks (concrete-mount) with the matching strike-anchor kits, sized to fit a tight transit-village footprint and installed under the project’s prevailing-wage and project-labor-agreement framework.
  • Challenge: Secure, space-efficient resident bike parking at a transit-oriented affordable-housing development, delivered under federal prevailing-wage and project-labor-agreement compliance (a real operational requirement documented across the project record).
  • Outcome: Delivered and billed (with conditional and final payment releases through late in the project), for 45 secured vertical bike spaces.

Sector 5: K-12 school districts

GCS lists “K-12 districts in California and beyond” among its install types. One real won case below.

Case 5A: K-12 school district, district-wide bike-dock standard (direct purchase)

  • Project / sector + region: Davis Joint Unified School District, a bike-first Northern California K-12 district. Purchased direct by the district, not through a general contractor.
  • GCS solution / products: A single standardized bike dock deployed at district scale: 125 MBA Varsity bike docks (single-bike docks) plus installation labor, for 125 secured student bike spaces.
  • Challenge: District-wide student bike parking in a town where most students ride.
  • Outcome: Delivered and billed, for 125 secured student bike spaces. A clean direct-to-district K-12 reference.

Sector 6: Municipal and civic (cities, libraries, parks, public works)

GCS lists “municipal projects for civic plazas, libraries, recreation centers, and parks” among its install types. One real won case below.

Case 6A: City public-realm bike and micromobility racks (direct purchase)

  • Project / sector + region: The City of Dallas, a downtown public-realm parking program in Dallas, Texas. Purchased direct by the city.
  • GCS solution / products: 50 Guardian Diamond bike racks (metallic grey, on Dismount I bases) supplied to the city for the downtown core.
  • Challenge: Public-realm bike and personal-micromobility parking in the downtown core.
  • Outcome: Delivered and billed. The 50 Guardian Diamond racks were supplied to the city for its downtown core.

Sector 7: Architect / contractor partner (the buyer, not the end client)

GCS’s own page states: “Behind each client is a project, behind each project is a team. Thank you to the Architects, Engineers, Contractors, Bike Advocacy Groups, and Sustainability Teams that believed in us. You are our true clients.” The case below is the spec-to-install partnership model that runs through the rest of this set.

Case 7A: The spec-to-install partnership (general-contractor and developer buyers)

  • Project / sector + region: The architect and general-contractor partnership model, nationwide (the won business is concentrated in California). This is a pattern across the set rather than one new project: most of the university, multifamily, commercial, and transit cases above were bought through a general contractor or developer, not by the end client directly.
  • GCS solution / products: GCS takes the bike-parking scope off the general contractor’s plate: product selection to the construction-document set, free layout and space planning, submittals, prevailing-wage and project-labor-agreement compliance where required, supply, and installation. The waterfront-district case (the 3C and 3D family) is the clearest single example: the buyer is the general contractor and GCS delivers the whole scope across parcels.
  • Challenge: Getting bike parking right on the plan and on schedule (ordinance and ADA compliance, single-source design-build-install) without it becoming the general contractor’s problem.
  • Outcome: Repeat general-contractor and developer relationships are the proof: multiple of the general contractors and developers behind the cases above appear on more than one won order.
